Lien Animal Clinic

Seattle, WA

Corstone completed the Lien Animal Clinic addition and remodel in 2009. Located in West Seattle on a congested street, the project consisted of partial demolition to the existing building and a phased construction process to build a new facility. The clinic remained on-site, occupying the existing building while the team completed the adjacent structure. The Clinic then moved into the new space and we completed the remaining demolition. The phased project allowed the owners to remain operating as long as possible, closing only for 2 days to move into the new space. Corstone worked closely with the Owner and Architect to provide preconstruction services that included project phasing plans, budgeting and layout suggestions.

The 3,700 square foot new clinic consists of 5 exam rooms, 3 indoor runs, 14 Feline Condos, 25 cages, triage and treatment areas, reception, staff lounge and offices. The project was completed on time and under budget. Corstone provided construction management services that included project phasing plans, budgeting, value engineering and layout suggestions. In addition, we completed the project significantly under the Guaranteed Maximum Cost. These savings were used by the Owner to pay for changes in the scope of work plus a return of savings to the Owner.
